Terms of Use – Villa 33 1. Booking & Payment Reservations can be made via the contact form. Once availability is confirmed, the booking is secured with a €500 security deposit. The first 50% of the total rental amount must be paid within 7 days of confirmation. The remaining 50% must be paid no later than 6 weeks before arrival. Late payment may result in cancellation of the booking without refund. 2. Rental Period The minimum stay is 4 nights. There are no fixed check-in or check-out days — you can plan your arrival and departure according to your flight or travel schedule. 3. Cancellations By the guest Cancellation up to 2 months before arrival → free of charge. Cancellation 1–2 months before arrival → €1,000 fee. Cancellation within the last month → 90% of the rental amount charged. By the owner: In case of force majeure (unforeseen circumstances preventing the rental), all amounts paid will be fully refunded within 48 hours. Guests have no further claims beyond the refund. COVID-19: If your stay is canceled due to official travel restrictions, rebooking is free of charge. Cancellations for personal reasons (e.g., voluntary quarantine) are not covered. 4. Liability The primary guest is responsible for any damage caused by themselves, their companions, or visitors, even if discovered after check-out. The house must be treated with care and left in the same condition as found. The owner is not responsible for loss, theft, damage, or personal injury during the stay. 5. Maximum Occupancy Villa 33 accommodates up to 8 guests + 1 baby. Exceeding this limit will result in immediate cancellation of the rental without refund. 6. Cleaning & Maintenance The house must be left tidy and clean: take out trash, wash and put away dishes, clean kitchen and bathrooms. Failure to comply may result in additional cleaning charges. 7. Security Deposit The €500 deposit covers any potential damage. It will be refunded within 2 weeks after check-out, minus any applicable costs. 8. Use of Property Villa 33 is for holiday use only and seasonal rental. It cannot be used as a primary residence or for business purposes. Subletting or transferring the booking to others is not allowed. 9. Pets No pets are allowed. 10.
