Every tenant who books a stay in the holiday home Villa33 declares to agree with the booking and cancellation conditions below. Failure to comply with the rental conditions may give rise to an immediate termination of the rental agreement without the tenant being entitled to any financial recovery of the paid rent.
Rental period
You determine the rental period according to availability with a minimum of 4 nights. We do not have a fixed switching day on Saturday. Your advantage: => comfortable check-in & check-out. So feel free to book an affordable weekly flight. You can determine the time of arrival and departure depending on your flight or departure by car.
Booking & Payment
You can request a reservation via the contact form. Your request will be answered within 24 hours according to availability of Villa33. Every reservation is confirmed by the landlord by means of a booking confirmation by e-mail and this after receipt of payment of the rental deposit (500 €). The first 50% of the total rent must be done within 7 days after receiving the booking confirmation. The remaining 50% of the total rent must be demonstrably paid no later than 14 days before use. In case of late payment, the landlord is entitled to cancel the reservation and rent the holiday home to another party.
Cancellation Policy
Cancellation by the tenant
Cancellations must always be communicated to the landlord by e-mail via mail to villa33@host.smoobu.com Within a period of 24 hours, the landlord will send a receipt of cancellation confirmation by e-mail to the tenant. Any booking / reservation can be canceled free of charge up to 2 months prior to commissioning upon simple request. If canceled during the 2nd month before the start of your stay, the cancellation costs amount to 1000 €. If canceled during the last month before the start of your stay, the cancellation costs amount to 90% of the rent.
Cancellation by the landlord
Force majeure prior to the rental period If circumstances / force majeure forces the landlord to cancel the already rented holiday period, the tenant will be immediately notified of this. In this case, the landlord will refund the amount already paid by the tenant within 48 hours after the aforementioned notification to the tenant. In this case, the tenant has no more or other right than to reclaim the sums already paid and therefore explicitly waives any further rights. Force majeure during the rental period If force majeure occurs as a result of which the tenant has only been able to make partial use of the holiday home, the rental agreement must also be considered dissolved for the time already used and the tenant is therefore entitled to a full refund of the rent paid.
COVID-19
Free rebooking becomes the rule if your stay cannot continue due to imposed measures. However, a cancellation due to self-formed security considerations and / or corresponding mandatory quarantine upon arrival does not fall under this.
Liability of the tenant
The main tenant (= the person who makes the reservation) is liable for damage caused by him / her, by co-tenants or by any visitors, even if these are discovered after his / her departure. If the tenant is not satisfied with the condition of the house upon arrival, the tenant must notify the landlord immediately, no later than 24 hours after arrival, via the telephone number provided in the confirmation email. The tenant must make good use of the rented property with due diligence. The tenant undertakes to leave the house in the condition in which he or she found the house.
Liability of the landlord
The landlord cannot accept liability for loss, theft, damage or injury of any kind caused to tenants of the holiday home. Maximum Capacity The maximum number of sleeping places in the holiday home is 8 beds + 1 baby cot. Under no circumstances can this number be exceeded. If it is exceeded, the rental agreement will be considered legally dissolved and access to the holiday home will be refused without being entitled to a refund of the paid rental deposit.
Maintenance
The rented holiday home must always be left tidy after the stay. This means: tidying up the house, putting everything back in its place, emptying trash cans, tidying up the kitchen sink, putting dishes in the cupboard, leaving the bathroom clean, ... In short, leaving the holiday home tidy (broom clean). let. In case of blatant non-compliance with these conditions, additional cleaning costs may be charged.
Deposit & Costs
The tenant pays a rental deposit to ensure a successful conclusion of the lease. The rental guarantee (500 €) is completely separate from the rent to be paid. The rental guarantee (possibly less costs to be settled) will be refunded by the landlord within 2 weeks after the rental period.
Practical
During the winter months, the house can be heated with a pellet stove.
Destination and use
The property is exclusively intended for habitation on the basis of seasonal letting and private purposes. The tenant cannot make this house his main residence, or bring in the costs as professional purposes. The holiday home has 8 sleeping places and 1 baby cot. There are facilities for a maximum of 8 people and it is not allowed to occupy the house with more than the stated maximum number of people.
Pets
Pets are not allowed.

Transfer and subletting
The tenant is not allowed to transfer his rights, nor to rent the property to third parties.
